What does it actually cost per square metre to build in NSW right now?

A straight answer to the number every owner-builder asks first — the real range, where it comes from, and the one thing to actually watch for in this market.

    That's a fairly standard spec — no major custom design work, standard finishes throughout. It's the number to start a budget from, not the number to hold a builder to without a written quote.

    A more custom build can reach $2,500–$4,500 per square metre.

    Complex design, higher-spec finishes, and difficult sites (slope, access, bushfire or flood overlays) push the rate up fast — the same floor area can cost twice as much depending on what's actually being built.
