The biggest tip of all

Don't ask: "Do you offer owner-builder discounts?" Ask: "I'm building a house as an owner-builder with an estimated spend of $X. What account or project pricing options do you have available?"

That's the language suppliers hear from builders every day, and it generally gets a much better response. Often the discount isn't advertised, but a project account can unlock pricing that's noticeably better than retail.
